What we do

Full management, priced honestly.

We handle marketing, guests, housekeeping and reporting end to end, to a serviced-apartment standard rather than a domestic one.

Revenue and demand, part of CharlesHope Living's short-let management
01

Revenue and demand

We price your property against the live market and fill it through our own direct booking channels (corporate accounts, relocation agents and returning guests) instead of handing every night to a platform.

  • Marketed through our own direct booking channels
  • Access to established corporate and relocation accounts
  • Dynamic pricing reviewed against live market rates
  • OTA channels used to fill gaps, not to carry the property

  • Inspection log with photos after each stay

Why us in South Africa

What makes it work here.

Paid in Rand, reported in Rand

Every quote, statement and payout is in your own currency. No conversion to chase and no exchange-rate surprises on a monthly statement.

International guest demand

A share of the demand we place is inbound: UK and European guests who already book with the wider group. That is reach a purely local manager doesn't have.

Built for a seasonal market

Cape Town's peak and off-season are very different businesses. Pricing is moved with the season rather than set once, so the quiet months still work.

Questions

The things owners always ask.

If yours isn't here, call us. We'd rather answer it now than have you find out later.

A full short-let management service for property owners. We market, price, host and maintain your property end to end, and report to you monthly on an itemised statement. It is built on an established hospitality operation, whose operating experience and direct corporate demand sit behind the service.

Owners of apartments and houses in UK and South African cities who want short-let income without running the property themselves, whether that's a single flat, a second home you also use, or a portfolio. If short-letting isn't right for your property, we will tell you that at the valuation rather than take it on.

Because CharlesHope Living isn't only a management company. It is built on an established serviced-apartment operation with its own direct booking channels and its own corporate demand. When a booking comes through those channels there is no platform taking a cut, so the commission is 5%. We still use Airbnb and Booking.com to fill gaps, and those bookings carry the platform's own rate. We simply don't rely on them for everything.

A management fee of 12%, 15% or 18% of booking revenue depending on how much of the turnaround you keep: 12% if you handle the cleaning and linen, 15% if we take on the linen, 18% for the full service including guest consumables. On top of that, 5% commission on bookings that come through our own direct channels. Smart-lock installation is a one-off from £250 per property, and an in-person guest welcome is from £40 per arrival if you want it. No monthly account fee and no minimum term.

For bookings taken through the booking portal, the guest's payment goes straight to you (we never hold your income) and we invoice you monthly for our commission and management fee. Where a booking is taken through us directly, we pay you within 33 days of the guest's funds clearing. Either way you get an itemised statement showing every booking and every fee.

No. The agreement rolls monthly with 30 days' notice on either side. We would rather keep your property by performing than by tying you in.

Yes. CharlesHope Living manages short-term rentals across UK cities and the Western Cape, Gauteng and KwaZulu-Natal, with established operations on the ground in both countries. South African owners are quoted, reported to and paid in Rand.

They are indicative area averages for professionally managed short-lets, not a quote and not a guarantee. Real performance depends on the specific property, its condition, its photography and the season. A free valuation gives you a figure based on your actual property.

Every guest is vetted and ID-verified before arrival, a security deposit or damage waiver is held on each booking, and the property is inspected and photographed after every stay. Anything found is reported to you the same day with the evidence.

Yes. You can block dates in the owner calendar whenever you want it for your own use. We just ask for reasonable notice so we are not turning away a confirmed booking.

Most properties are live within 10–14 days of signing. The timeline is usually set by photography and any compliance or licensing checks in that local authority.
