Honest about what these figures are.
We would rather set the expectation correctly now than be argued with about it in month three.

Where the numbers come from
Area averages for professionally managed short-lets: nightly rates and occupancy across comparable listings in each market, blended across the major platforms.

What they're not
They are not live availability and not a quote. A hero apartment with professional photography beats the average; a tired one with phone photos does not reach it.

How we keep them honest
Figures are reviewed against market data periodically, and against what professionally managed apartments actually achieve in the markets where we operate.
What we watch
Six things that move your nightly rate.
An average tells you very little. These are the levers we price against, and the reason two similar flats on the same street can earn very differently.
Where it is
Not just the city. The street. Two flats a mile apart can differ by a third a night once you account for transport, demand and what else is nearby.
How it photographs
The single biggest lever an owner controls. A professionally shot listing outperforms a phone-photographed one at the same address, every time.
The season
Cape Town in January and Cape Town in June are different businesses. Rates that move with demand earn more across the year than a rate set once.
Size and sleeps
An extra bedroom lifts the rate, but not proportionally, and it narrows the pool of guests. The right configuration matters more than the largest one.
Reviews and history
A property with a booking history and strong reviews commands more than an identical new listing. Early pricing is an investment in later pricing.
Minimum stay
Shorter minimums fill more nights but cost more to turn around. The balance is different in a corporate market than a leisure one.
Relative influence, shown for illustration. The weighting that matters is the one applied to your specific property on a valuation call.

Averages only get you so far.
Your property isn't the average. A valuation call puts a rate, an occupancy figure and a net monthly payout against the actual flat: its condition, its street, its season.
